Booking Terms and Conditions

The price includes accommodation, a full English breakfast and a complimentary tour of the farm if you wish.

The following payment is accepted:
Debit and Credit card 

We do not accept cheques or American Express.

A deposit of one night for each room booked will secure your reservation.
The remainder of your bill for accommodation and any extras or services taken during your stay is payable before departure.

After 4pm. Please confirm an approximate arrival time after 4pm so that I make sure I am here to greet you.


Pets are not permitted to stay. We have our own friendly dogs that do not go in the guest areas and do not compromise the cleanliness of our house.

Children over the age of 12 years are very welcome.

Opening Times
March - November. We are closed for Christmas and New Year.

No smoking is allowed in or in the near vicinity of the house but you are welcome to wander down the drive! 

Cancellation and Insurance
Once you have booked your stay, our agreement is a legal contract and any deposit you may have paid is non- refundable. If you need to cancel, please contact us immediately. For cancellations made up to 7 days before your booking, you will not be liable for the total amount. For cancellations made after this time or by failing to taking up the booking without cancelling you will liable for the total amount. For this reason, you may wish to take out cancellation insurance, which is inexpensive and can be obtained from any good broker.

Non Availability
We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however, if this is not possible or unacceptable to you, then we would refund all monies paid by you. Our liabilities would not extend beyond this refund.

Damages/ Breakages
Please take care of our accommodation. You are responsible for any damages and breakages which you cause to the accommodation and its contents. Please report these as soon as they occur. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage is significant and we may make an additional charge of £50 if you do not report this.

We do not accept any liability for any damage, loss or injury to any member of your party or any vehicle or possessions unless proven to be caused by a negligent act by ourselves, employees or contractors whilst acting in the course of employment.
